Pre-development conversations at Planning Board Jan. 4

Pre-development conversations about possible projects on the Sabbathday side of town lead the Planning Board’s Tuesday January 4 agenda. The board will also consider revisions to the approved plan for the Boundary Brook Estates subdivision, at the corner of Route 100 and Bald Hill Road. The meeting begins at 7 pm in the Meetinghouse and will be live-streamed on Town Hall Streams at this link.

Pre-development meetings are an opportunity for potential applicants and the board to explore possible plans, share information, raise questions and air concerns before a formal application is submitted. Three are lined up for Tuesday night’s meeting:

Shane Brady for 260 Sabbathday Road (Buddy’s Store), at Map/Lot: 0002-0020-B in the Residential C and Groundwater Protection Overlay Districts. According to Town Planner Natalie Thomsen, Brady is interested in exploring alternatives to the current variety store, a change which could implicate setback requirements;

Charlie Burnham, for 148 Sabbathday Road, at Map/Lot: 0002-0015-E, in the Residential C District, Groundwater Protection Overlay District; and

Shea Gunther, for 328 Quarry Road, Map/Lot: 0001-0007-A, in the Farm and Forest and Groundwater Protection Overlay Districts. (Quarry Road is across Route 26 from Outlet Road.) Gunther is interested in exploring a possible campground, Thomsen said.

The Boundary Brook Estates agenda item involves amendments to its previously approved subdivision plan. Changes include relocation of a driveway to avoid wetlands, according to Thomsen, and updated deed and easement details.
