Multi-unit in Upper Village, solar project at Planning Board

A multi-unit proposal for 52 Peacock Hill Road in the Upper Village is on the agenda for review at the Planning Board on Tuesday, November 1. Novel Energy Solutions’ proposed community solar project off Lewiston Road is also back and slated for further discussion.

The meeting begins at 7 p.m. in the Meetinghouse and will be broadcast on local cable and live-streamed on Town Hall Streams at this link.

Four-unit conversion in the Upper Village. Five Maples L.L.C. proposes to convert an existing single-family dwelling at 52 Peacock Hill Road into a four-unit structure, according to a memo to the board from Town Planner Natalie Thomsen. Five Maples’s plan is to do short-term and Airbnb-type rentals; the four units would have six bedrooms in all, their application says. The 5.5-acre property is located in the Upper Village zoning district (Map 19 Lot 26).

Along with extensive interior work, Five Maples plans to add two decks and a porch, refresh the existing structure’s siding and install a new roof, windows and doors, and septic system.

Novel Energy solar project.   Novel Energy Solutions returns to the board for further review of its proposed 65,000 s.f. community solar farm off Lewiston Road. Open items recently under discussion include adjustments for applicable setbacks, Novel’s plans for visual screening between the array and abutters, and its fence design, including height at the bottom for wildlife passage.

The board is expected to take up these topics, and perhaps others, at the November 1 meeting. If approved, the project would be New Gloucester’s first large-scale ground-mounted solar energy system.
