At their June 20 meeting, the Planning Board is expected to consider an amendment request for All-Purpose Storage at 41 Maine Street (Route 26). The board will also hear an update on LD 2003 and related recent legislation. LD 2003 was enacted in 2022 to address housing availability and affordability statewide.

All-Purpose Storage. Patriot Holdings, LLC, of Las Vegas, owner of All-Purpose Storage at 41 Maine Street, is applying to amend a site plan approved last September. At that time, the company received approval to add two new storage buildings, one 16,000 s.f. and the other 12,000 s.f., as well as to expand existing structures.
According to its latest application, Patriot Holdings would now prefer to build two 8,000 s.f. structures instead of the 16,000 s.f. one, to avoid having to construct a fire wall. The three new structures would be located at the rear of the 12-acre parcel, Map 2 Lot 8, in the Residential C & Groundwater Protection Protection Overlay districts. LD 2003. LD 2003 became law in 2022. It was intended to increase the housing supply statewide by requiring denser development, allowing more accessory dwelling units and providing incentives for affordable housing, among other measures.
As passed, the law required municipalities to comply with its provisions by July 1, 2023. But recently passed legislation extends the timetable for its implementation and makes other changes. Find a memo regarding LD 2003 and coming changes in the June 20 meeting packet at this link.
